Homebuying Process

• Begin conversation with a Lender about getting a loan application started and get a pre-approval

Be sure to talk to your lender about down payment requirements,

and options, including down payment assistance programs

• Let's find you your dream home!

• Meet one of our agents to  discuss what's important in your next home

• We'll set up search parameters to help find homes that best fit your criteria and set up showings to view them in person

• We will also gather pertinent information regarding homes and the market to ensure you'll have the data to make the best informed decision 

•  After finding your dream home, we'll help you write an offer - detailing the price and the terms for the sellers to accept, reject, or counteroffer.  

When submitting an offer, earnest money  will be required to show 

that you are serious and willing to demonstrate an earnest of good faith

• During this stage, it you may be excited, emotional, and sometimes stressed.  But you'll be glad to have Scott Realty Co. at your side working hard for your best  interest

• Once the seller accepted your offer and both parties have signed the purchase contract and your earnest money deposit will be put into a trust account until closing

• You will finalize your loan application with your lender

• Order property inspection and appraisal (if applicable)

• Lending underwriter will review your loan package, to determine what additional information they need to complete the loan

• Shop for homeowners insurance, your lender will need proof of insurance before approving your loan

• Review inspections and appraisal reports. If there are any issues, we will re-negotiate and request repairs/concessions from the seller

• Final documents are sent to the title company, and a closing day will be scheduled

• Gather required closing cost fees and get a certified or cashier's check for closing, or prepare a wire to the title company

• You will conduct your final home inspection walk-through before closing and ensure repairs (if any) are completed and home is move in ready

•  Final purchasing documents will be signed to complete the mortgage paperwork

• Title will transfer from the seller to you and you get the keys to your new home!
